Breck Point, Poulton-le-Fylde
Construction of a development of five luxury townhouses at the heart of Poulton-le-Fylde. Breck Point is now established as a focal point of the town. Formerly the run-down Breck Social Club, this project has revitalised the site and provided a clear separation between residential and commercial areas. The building is one of the first things visitors to Poulton see from the train, promoting the town's vision of quality and excellence. James Carter Homes acted as principal contractor.
This traditionally built development employed strip footings and presented a wide range of challenges. The site was extremely tight with little or no space for storage, which created significant logistical problems. We employed a "just in time" policy so materials were scheduled to arrive only when needed — an additional benefit was that, as materials were incorporated straight into the building, the risk of damage was greatly reduced.
A further challenging factor was the site's proximity to the railway and train station. In addition to coordinating with the usual service providers (gas, electric, water and BT), we had to work closely with Network Rail. That required detailed plans for any crane operations, over and above what would usually be required, and we always had to ensure safe access to the car park.
Much of the work was carried out during the Covid-19 pandemic, when challenges were significantly increased (health and safety, material supply, and more). James Carter Homes is very proud to have been a key member of the team responsible for delivering this prestigious project on time and within budget.
